When must a real estate licensee advise a buyer, in writing, to get an abstract examined by an attorney of the buyer's choice or obtain an owners' title insurance policy?

    The real estate licensee should advise the buyer ti get the abstract examined by the attorney before he or she should buy the property, in order to determine whether the documents is legal and to ensure there is no complication before the insurance of the owner's title.
