    cash flow for years 1 - 4 = $700,000

    ROI = (cash flow - depreciation) / investment

    depreciation for year 1-4 using straight-line basis = $2,520,000 / 4 = $630,000

    ROI year 1 = (700,000 - 630,000) / 2,520,000 = 70,000 / 2,520,000 = 2.8%

    ROI year 1 = 70,000 / 1,890,000 = 3.7%

    ROI year 1 = 70,000 / 1,260,000 = 5.6%
