The biggest reason was the cheap cost of living and the warm weather. Since airconditioning became a thing as it was invented and developed, everyone moved south and got airconditioning units so they could live through the heat but also enjoy the warmth when they wanted. Everything was so cheap and they could buy houses for small amounts of money.
