    Explanation: A lease for a year or less has to be in writing for it to be enforced. The terms and conditions can't be stated verbally, it has to be writing and the partues involved has to make a comment or sign for record purpose. And has it states, A lease for a year, it has a duration which is a principal reason why such should be in writing and enforced.
