In February, a homeowner contracted with a general contractor to have his billiard room converted to a sauna, but he never paid for the work. The homeowner stopped making mortgage payments to his mortgage company in June. The owner is two years delinquent in property taxes to the county. The state gives mechanics' liens priority. If all of these creditors obtain judgments against the owner in November, what will be the priority of their liens (first to last) ?

    Answer: The Priority of their liens will be as follows;

    1.) The County

    2.) The contractor

    3.) The mortgage company.

    The Liens gives priority to lenders the right to take possession of a debtor's property. Under the Federal law, the county/state always comes first before any other lender is being paid.
