    L=w+2 and 2w+2l=40

    Substitute length for w+2 in perimeter formula.

    2w+2 (w+2) = 40

    2w+2w+4=40

    4w+4=40

    4w=36

    w=9

    l=w+2

    l=9+2

    l=11

    a=lw=11*9=99 meters
